RERA for Plot Buyers in Haryana — A Plain-Language Guide
If you're buying a plotted colony in Haryana — whether under DDJAY or a regular licensed colony — RERA applies to you. Here's what you need to know without the legal jargon.
What Does RERA Cover for Plot Buyers?
Under the Real Estate (Regulation and Development) Act, 2016, any plotted development project with more than 500 sq. m. of total area or more than 8 plots must be registered with the state RERA authority — in Haryana's case, HRERA (Haryana Real Estate Regulatory Authority). This registration gives buyers: a committed delivery timeline, a legal dispute mechanism, a compensation formula for delays and the right to receive possession only after all approvals are in place.
How to Verify a Project on HRERA
Go to haryanarera.gov.in → Search by project name or coloniser name → Confirm the registration number matches what the seller has given you. The RERA registration page will show you the committed possession date, project details and any complaints filed against the project.
What If a Project Is Not RERA-Registered?
Do not buy. An unregistered project either does not meet the threshold (very small projects) or the developer has not complied with the law. Both scenarios carry risk. RERA non-registration is a red flag, not a technicality.
What Are Your Rights If Possession Is Delayed?
If a RERA-registered project misses its committed possession date, you are entitled to: (a) a full refund with interest at SBI MCLR + 2% or (b) compensation at the same interest rate for as long as the delay continues, while retaining the booking. You must file a complaint with HRERA to enforce these rights.
